For this community, Traditions Group introduced “The Courtyard Retreat Collection” of homes that emphasize an integrated outdoor and indoor living environment, with every home offering exciting open-concept floor plans that connect to a dynamic oversized rear courtyard retreat. Multiple exterior elevations and countless interior personalization options were offered, and homes were designed to appeal to a broad range of homebuyers including empty nesters and professionals.

The community was honored with 10 awards for outstanding community and residential design, sales and marketing by the Home Builders Association of Greater Cincinnati and was also awarded First Runner-Up for Community of the Year.

The Village at Stetson Square is a pedestrian-friendly, highly amenitized mixed-use urban community located in the Uptown neighborhood of Corryville consisting of 70 for-sale rowhouses, townhomes and single-floor condominiums, 205 luxury apartments, and 79,000 SF of office with 15,000 SF of street level retail.

Stetson Square was the fastest-selling community in the City of Cincinnati for two consecutive years and has received numerous awards, including “Community of the Year”.

275 new residences have been built, adding well over 400 residents to the community and Corryville neighborhood. 70 new owner-occupied residences have been added to the Corryville neighborhood and Uptown area and the apartments consistently maintain a 98% occupancy rate.

Project Goals (ACHIEVED)

  • To serve as a catalyst for the revitalization and redevelopment of Corryville and Uptown
  • Meet a critical need for new market-rate housing (owner-occupied and rental) within the University Medical District and University area
  • Contribute to neighborhood and City’s goal of increasing owner-occupied housing and attracting new residents to Uptown and the central city
  • Create an upscale, pedestrian-friendly and highly amenitized community primarily targeting medical and graduate students, young professionals and University employees
  • Establish a critical mass that has a true sense of place by creating a unique community village feel
  • Use of high-quality architecture and consistent design that integrates into the surrounding historic neighborhood

Overall project investment was $84M and was a highly successful, yet complex, public-private partnership among Great Traditions Land & Development Co. (now Traditions Development Group), University of Cincinnati, Corryville Community Development Corporation (CCDC), Bellevue Gardens Community Urban Redevelopment Corporation (BGCURC), Uptown Consortium, Cincinnati Development Fund, with support from the City of Cincinnati.

Traditions Development (formerly Great Traditions Land & Development Co.) served as development manager for The Village at Stetson Square and was responsible for the concept, creation, design and construction coordination of the entire project. In addition, our home building division designed, built, marketed and sold all 70 for sale residences.
